Privacy policy

This page says what information ARVSignal collects, what we do with it, who else sees it, and what you can ask us to do.
The short version: we collect what we need to run your account and your analyses, we share it only with the companies that help us run the service, and we do not sell it or use it for advertising.
1Who we are and what this covers
ARVSignal is operated by Manorama LLC, a company formed in Delaware. This policy covers the website at arvsignal.com, the free calculators and the application.
It is about your information as a visitor or account holder. Section 4 separately explains the property records the service works with, which are about properties and are drawn from public sources.
2What we collect
In shortYour account details, the properties you analyze and what you do with them, and the basic technical records any website keeps.
Account. Your email address, your name if you give it, and a password, which is stored only in hashed form by our sign-in provider. If you sign in with Google, we receive your name, email address and profile picture from Google, and nothing else from your Google account.
Your work. The addresses you look up, the analyses that result, and everything you add to them: corrected property facts, the comps you include or exclude, your deal assumptions, deal stage and notes.
Activity. Which pages are viewed and which steps of signing up and subscribing are taken, as described under Cookies.
Usage. A record of each analysis you run, with its date and what it cost us in data, and of when you last signed in. We use these to apply your plan’s limits and to bill correctly.
Teams. If you invite someone to your workspace, we store the email address you enter and send the invitation to it. People in the same workspace see each other’s names and email addresses and share the workspace’s analyses.
Payment. When you start a trial or buy a plan, our payment processor, Stripe, collects your card details. We receive a record of the payment and the last four digits and expiry of the card; we never see or store the full card number.
Technical. Our hosting provider records the IP address, browser type, pages requested and times of visits, as part of running and securing the site.
Messages. What you send us when you write to support.
We do not ask for, and you should not enter, sensitive personal information such as Social Security numbers, government ID numbers or financial account numbers.
4Property records
In shortProperty data comes from county public records. It can include the names on a recorded deed.
To value a property, the service retrieves records about it and about nearby sales from county public records and from the data providers we license them from: physical characteristics, tax information, sale and deed history, listing history and rent estimates. Public deed records can include the names of the buyers, sellers and lenders in a recorded transaction.
We use these records to produce and explain a valuation. We do not use them to build profiles of individuals, and our terms forbid customers from using them for credit, employment, insurance or tenant decisions.
5How we use your information
- To provide the service: run and save your analyses, keep your edits, and produce reports.
- To manage your account, apply your plan and trial limits, and take payment.
- To answer you when you contact us, and to send notices about your account, the service or these policies.
- To send an invitation to a person you ask us to invite to your workspace.
- To keep the service secure and to find and fix faults and abuse.
- To improve the service and its valuation methods, using usage and the corrections people make in aggregated or de-identified form.
- To meet legal obligations and enforce our terms.
We do not sell your personal information, and we do not share it for advertising. We do not use your information to make automated decisions that have legal or similarly significant effects on you.
7How long we keep it
We keep your account and your analyses for as long as your account is open. When you delete your account, or ask us to, we delete your account details and your saved analyses within 30 days, apart from copies in routine backups, which expire on their own schedule.
We keep records of analyses run and their cost after an account is closed, for accounting and to understand the service, in a form that no longer identifies you. We keep payment and tax records for as long as the law requires.
Records returned by our data providers are cached for a limited time so that the same property is not paid for twice. That cache holds property records, not your personal information.
8Security
Information is encrypted in transit, passwords are stored hashed, each account’s analyses are kept separate from every other account’s, and access to our systems is limited to people who need it. No system is perfectly secure, and we cannot guarantee that information will never be accessed or disclosed wrongly. If a breach affects your information, we will notify you as the law requires.
9Your choices and rights
In shortYou can see, correct, export or delete your information. Write to us and we will do it.
You can correct your analyses in the application at any time. You can also ask us to:
- tell you what personal information we hold about you and give you a copy;
- correct information that is wrong;
- delete your account and the information in it;
- stop sending you any email that is not strictly about your account.
Write to support@arvsignal.com from your account email. We will confirm it is you and respond within 30 days. We will not treat you differently for making a request.
Residents of California and of other states with privacy laws have these rights by law, along with the right to appeal a decision we make about a request and, in California, to know that we do not sell or share personal information as those terms are defined there. You may use an authorized agent to make a request; we will ask for proof of the authorization.
10Where information is kept
The service is offered in the United States, and information is stored and processed there. If you use the service from elsewhere, your information will be transferred to and handled in the United States.
11Children
The service is for adults. We do not knowingly collect information from anyone under 18. If you believe a child has given us information, write to support@arvsignal.com and we will delete it.
12Changes to this policy
We may update this policy. If a change is material, we will tell you by email or in the application before it takes effect, and the date at the top of this page will change.
